GAF Roofing Company in San Jose: What to Know First

Tilehurst Roofing San Jose provides independent GAF roofing repair and replacement across San Jose, typically completing most repairs in a single visit once we diagnose what’s actually going on up there. You’ll know the written price before any work starts, and every repair leaves with a guarantee in your hand, not in the mail. If you own a home with GAF shingles and something’s leaking, lifting, or just looks wrong, call (669) 274-0078 and we’ll take it from there.

This page is for San Jose homeowners who already have GAF products on their roof and need straight answers about what’s failing, why, and what it costs to fix. We’re an independent GAF service provider, which means we work on your roof the way it needs to be worked on, without a manufacturer’s sales agenda behind us.

How GAF Products Fail – and How We Fix Them

GAF makes solid roofing materials, but every product line has its own failure fingerprints in San Jose’s climate. Here’s what we actually see when we climb up for a look:

  • Timberline HDZ shingle lifting at the sealant strip. The HDZ line uses an oversized nail zone and a stronger adhesive, but in San Jose’s summer heat cycles, we occasionally find shingles where the sealant never fully bonded after installation, usually from dust or cool-weather installs. The fix is resealing the affected shingles with a proper asphalt adhesive, not caulk. Caulk fails in under a year. We see it all the time on Willow Glen homes where the roof was done in November.
  • Camelot II and Grand Canyon dimensional shingles tearing at the top corners. These thicker designer shingles are heavy and stiff. When nails are driven too high through the nail strip on a steep pitch, wind uplift can start a corner tear. In San Jose’s fall gusts, that tear grows. We remove the damaged shingle and replace it with one from the same line, color-matched, after checking the nailing pattern on the surrounding courses. Sometimes the original install is the problem, not the shingle.
  • Timberline UHDZ and HDZ granule loss on south-facing slopes. South-facing roofs in San Jose take relentless sun from roughly March through October. Granules protect the asphalt from UV. When granule loss accelerates on one slope but not others, it’s almost always that exposure, not a manufacturer defect. We assess whether the loss is cosmetic or structural. If the mat underneath is still intact, it’s a monitor-every-few-years situation. If we see bare asphalt or fiberglass, you’re looking at replacement on that slope sooner than later.
  • GAF Deck-Armor and Tiger Paw underlayment failures around penetrations. These synthetic underlayments perform well, but we’ve opened up roofs near chimneys, skylights, and plumbing vents in San Jose and found water that got past the flashing but sat trapped above a poorly-lapped underlayment seam. The shingles above looked fine. The leak showed up two feet from the actual entry point. We trace the water path, remove the affected area, and repair the underlayment properly before anything goes back on top.
  • Ridge cap shingle blow-offs on GAF Seal-A-Ridge and Timbertex. Ridge cap is the first thing to go in high wind because it sits on the roof’s spine with no shingle above it to shield the adhesive. San Jose sees enough gusty days, especially near the foothills in Evergreen and the East Side, that we regularly find missing ridge cap pieces after storm season. We replace them with matching GAF ridge cap and check the entire ridge line, because when one piece goes, its neighbors are usually not far behind.

Our GAF Roofing Company Process

Greg Holloway built Tilehurst around a habit that shouldn’t be unusual but apparently is: the price comes before the work, and the guarantee comes before we leave. Here’s how a typical GAF job goes with us:

  1. 1
You call, a person answers. Day or night. You tell us what you’re seeing: a stain on the ceiling, granules in the gutter, a shingle in the yard after last week’s wind.
  2. 2
We walk the roof. We’re looking for the specific failure, but also what caused it. Improper nailing, failed sealant, bad flashing, or just age. We check the roof decking from the attic when we can.
  3. 3
You get a written price. Before any work starts, you have a line-item number in writing. Not a verbal ballpark, not a “we’ll see when we open it up” handshake. Greg’s policy is that the price you see is the price you pay.
  4. 4
We decide the parts. For GAF work, we prefer OEM shingles when we’re matching a patch, because GAF’s color lots are specific and a mismatched patch looks worse than a leak. For underlayment and accessories, we’ll use OEM or equivalent quality from Owens Corning or CertainTeed when it does the job as well. You’ll know what we’re using and why.
  5. 5
We fix it and test it. Repair done, we water-test the area when needed, clean up every nail and scrap, and walk the rest of the roof for anything we missed. The place is cleaner than we found it.
  6. 6
You get the written guarantee before we pull away. The 365-Day Done Right Promise. If the repair fails inside a year, we come back and make it right. No charge. No argument.

What GAF Roofing Company Costs in San Jose

Most GAF shingle repairs in San Jose fall between $350 and $850 when we’re talking about localized issues like resealing lifted shingles, replacing a handful of damaged Timberline shingles, or fixing a small flashing leak. Larger repairs, where we’re replacing underlayment, decking sections, or a full ridge line, run from $900 to $2,200. A full GAF Timberline HDZ or UHDZ roof replacement on a typical San Jose single-story home generally lands in the $14,000 to $24,000 range depending on square footage, pitch, tear-off needs, and how many layers are already up there.

What moves the price: roof pitch and access, the condition of your existing decking, the number of penetrations like vents and skylights, and whether we’re doing a repair or a full replacement. You’ll never get a surprise line item from us. Call (669) 274-0078 and we’ll give you a written number before anything gets touched. Estimates are free.

Why San Jose Homeowners Call Tilehurst Roofing San Jose for GAF Work

Most of the people who call us have already been through it once. Someone no-showed, or the price changed when the crew showed up, or a repair failed in three months and the phone number doesn’t work anymore. We built Tilehurst to be the opposite of that.

Every repair gets a written guarantee. Every job starts with a written price. Our technicians are background-checked and wear uniforms, so you know who’s walking your roof. And because we install from seven manufacturers, including GAF, Owens Corning, and CertainTeed, we’re not going to push you toward whatever happens to be sitting in the warehouse. We match the product to your home, not to our inventory. As a Kingswell family company founded in 2000, the standard is simple: tell the price, show up on time, do it right, and stand behind it in writing.
