Boral Shingle Repair: The San Jose Owner’s Guide

Boral shingle repair in San Jose typically runs $450 to $1,200 installed, depending on how many shingles failed and whether the underlayment beneath them needs attention. We keep Boral-compatible shingles and matching accessories on our trucks, so most repairs happen in a single visit. Most homeowners discover the problem the hard way: a shingle in the yard after a windy night, a water stain on the ceiling that wasn’t there last fall, or a patch of roof that looks cracked and bleached after a few years of South Bay sun.

Boral makes a concrete roof shingle, and that matters. It’s not the same product family as the asphalt shingles most San Jose roofs wear. The failure patterns are different, the repair approach is different, and pretending otherwise leads to bad work. We’ve repaired enough Boral roofs in San Jose to know exactly what fails first and why, and the answer is rarely the shingle itself. It’s usually what’s underneath it.

Which Boral Models This Applies To

Boral’s concrete shingle line includes a few product families you’ll find on San Jose roofs. The main ones are Boral Roof Tiles’ Verona shingle, the Oxford shingle, and the older Campbell shingle that shows up on homes built in the 1990s and early 2000s. Each has a slightly different profile and interlock system, which means a shingle from one line won’t seat properly on another. The interlock matters more than most people realize: Boral shingles don’t just sit side by side, they hook into each other, and if you install a mismatched profile, water finds the seam.

If you’re trying to identify what’s on your roof, check the underside of a damaged shingle if one is down. Boral stamps their name and the profile code into the back of most shingles. No marking? Look at the exposed edge: the Verona has a clean, flat leading edge with a subtle chip texture, the Oxford has a more pronounced stagger, and the Campbell reads as a simpler rectangular profile. Still stuck? Send us a photo. Greg Holloway has spent enough hours on San Jose tile roofs to identify a Boral profile from a phone picture in about thirty seconds, and we’re happy to do that before you spend a dime.

On the OEM versus aftermarket question, here’s our straight answer. Boral no longer sells direct as it once did, and the brand’s product lines moved under the Westlake Royal roof products umbrella after the acquisition. That can make sourcing exact-match shingles slower if you don’t know the supply chain. In practice, we source genuine Boral or exact-profile compatible shingles through our suppliers. Color matching is the biggest gotcha for older roofs: ten years of San Jose sun fades concrete differently than Arizona sun does, so we field-color-match against the existing roof rather than trusting a color code alone.

We’re an independent roofing company in San Jose that installs and repairs Boral and other manufacturers’ shingles. We’re not affiliated with Boral or Westlake Royal, and we don’t pretend to be. We just know their products well enough to fix them correctly.

Signs Your Boral Shingle Repair Is Failing

Here’s what we find most often on San Jose roofs when a Boral repair goes wrong or a roof is quietly failing:

  • Shingles sliding down the roof plane. Concrete shingles are heavy, and many are not nailed. They hang on battens or lugs. If the lug cracks or the batten rots, the shingle lets go and starts a slow slide. You’ll see a shingle out of alignment, usually a ridge or two lower than its neighbors.
  • Fractured corners and hairline splits. Boral concrete shingles are dense but not immune to impact. A falling branch, a misplaced ladder foot during a gutter cleaning, or a contractor walking the roof without knowing how to step on concrete tile will crack the corner off a shingle. Cracked corners expose the underlayment and fasteners.
  • Missing shingles after wind. When underlayment around a bad shingle starts to break down, the shingle above it loses its seat. Wind gets underneath, and whole shingles come off. We see this more on San Jose hillsides and open exposures in Almaden Valley and East Foothills, where winter gusts hit roofs from the side rather than above.
  • Water stains inside at wall-to-roof intersections. On Boral roofs, the first leaks often show near headwall flashing or sidewall transitions rather than in the middle of the field. The shingle is heavy and usually fine. The flashing detail under it failed, and the water traveled down the underlayment until it found a seam.
  • Discolored or powdery shingle surfaces. Concrete efflorescence can look alarming, but it’s usually cosmetic. What isn’t cosmetic is when the surface starts spalling: small chips flaking off the face of the shingle. That happens when water gets trapped inside the concrete, and in a San Jose winter you get the freeze-thaw cycle working every cold morning to break the surface apart from the inside.

On a serious note: no repair on a Boral roof starts until we know the underlayment is still doing its job. The shingle is the armor. The underlayment is the waterproofing. If you’ve got multiple shingles down and exposed underlayment, call before the next rain. Exposed underlayment tears fast, and then you’re replacing decking instead of paper.

Replacement Cost & What’s Included

For most Boral shingle repairs in San Jose, expect to pay between $450 and $1,200. The low end covers a straightforward swap of two or three shingles with clean access. The high end covers matched shingles where we have to color-match, pull a section to repair or patch the underlayment, replace a damaged batten, and re-seat everything so the interlocks line up.

Repair Scope Typical San Jose Installed Price
1 – 3 Boral shingle replacement, good underlayment $450 – $650
4 – 8 shingles, includes underlayment patch $650 – $900
Field shingle repair plus flashing re-seal $750 – $1,200
Full Boral roof section re-seat with new battens $1,200 and up, quoted on site

The price you get from us is in writing before work starts. It includes the shingles, the labor, haul-away of any broken pieces, and our written guarantee on the repair. If that repair fails inside the guarantee period, we return at no charge under the 365-Day Done Right Promise. That’s not a bullet point on a brochure. It’s what we do, and Greg Holloway built Tilehurst Roofing San Jose around it.

DIY or Call Us?

If you want to document what’s happening before you call, you can safely take photos from the ground or from a ladder that reaches the eave, not the roof. Look at the shingle courses. Count how many are cracked, slid, or gone. Check the gutters for shingle chips. That’s useful information, and it helps us give you a tighter initial price over the phone.

What we don’t recommend is walking a Boral roof unless you know how. Concrete tile doesn’t flex like asphalt shingle. When you step on a Boral shingle in the wrong spot, you don’t leave a dent; you leave a crack that becomes a leak later. If the repair is up the roof plane, over a vaulted section, or near a ridge, just call us. One wrong step on a Boral roof costs more in broken tiles than the repair would have in the first place. Tell me what’s on your roof and I’ll tell you what it needs; straight answer, no guesswork. Call (669) 274-0078.
