Roofing Before & After in San Jose, CA
We can talk about underlayment and drip edge all day, but nothing shows what a roof replacement or repair actually delivers like seeing the before and after side by side. San Jose roofs take a beating from summer sun, winter rain, and the occasional wind-driven branch. These are the kinds of transformations our crews handle every week, in neighborhoods from Willow Glen to Almaden Valley. You’ll see the conditions we start with and the result we leave behind, backed by a written guarantee on every repair.

Asphalt Shingle Replacement in Willow Glen
[Photo placeholder: Before – worn, curling asphalt shingles with visible granule loss and dark staining.]
[Photo placeholder: After – dimensional asphalt shingles in a clean, uniform layout with new ridge cap.]
The homeowners in Willow Glen had shingles curling at the corners and granules washing into the gutters every time the Santa Clara Valley got a real rain. That granule loss is the shingle’s UV protection going away, which means the decking underneath is next. We tore off the old roof, replaced three sheets of water-damaged decking, installed new synthetic underlayment, and laid a full dimensional asphalt shingle roof. Most asphalt-shingle replacements in San Jose run $12,000 to $24,000 depending on square footage and decking condition, and this one came with a written price before a single nail was driven. The home now has a clean, uniform roof that will hold up to San Jose’s hot, dry summers far better than the last one did.
Roof Repair After Storm Damage in Berryessa
[Photo placeholder: Before – a section of missing shingles and torn underlayment near the eave after a winter storm.]
[Photo placeholder: After – repaired section with new shingles blended to match, fresh flashing, and a clean edge.]
A late-winter storm peeled a section of shingles back near the eave of this Berryessa home, exposing the underlayment to direct rain for two days before we got there. Water had started to stain the sheathing, but the rafters were still sound. We removed the damaged shingles, dried and inspected the decking, replaced the underlayment, and installed new shingles color-matched as close as the fading allowed. Repairs like this typically run $450 to $1,400 in San Jose depending on how much decking has to be replaced and whether the underlayment pulled loose. Every repair left this roof with a written guarantee, delivered before the crew climbed down.
Roof Replacement with Material Upgrade in Almaden Valley
[Photo placeholder: Before – flat-looking 3-tab shingles, cracked at multiple points, moss streaks along the north slope.]
[Photo placeholder: After – dimensional shingles from GAF in a deep charcoal tone, crisp ridge cap, fresh flashing around all penetrations.]
This Almaden Valley home still had its original 3-tab shingles, cracked along the north slope where morning shade keeps moisture around longer. The owners wanted something that looked sharper and could take another 25 or 30 years of San Jose sun. We presented options from all seven manufacturers we work with, including CertainTeed, Owens Corning, IKO, Atlas, Tamko, and Boral, before they landed on a GAF dimensional shingle in charcoal. The new roof has a pronounced shadow line the old flat shingles never had, and the ridge cap, which is the finished trim along the roof’s peak, is cut clean and fastened properly. Full replacements with premium shingles in San Jose commonly land between $16,000 and $32,000.
Flashing and Drip Edge Repair in Rose Garden
[Photo placeholder: Before – rusted, bent flashing at a valley where the two roof slopes meet, with visible gaps at the drip edge.]
[Photo placeholder: After – new galvanized valley flashing, clean drip edge run, shingles re-seated along the transition.]
The owner of this Rose Garden bungalow called because a small water stain appeared on the ceiling under the valley where two roof slopes meet. The flashing, the metal channel that carries water down and off the intersection, had rusted through at the seams. While we were up there, we noticed the drip edge, the metal lip along the eaves that keeps water from running back under the shingles, was loose and pulling away in places. We replaced the valley flashing, re-seated and fastened the drip edge, and re-laid the surrounding shingles. Flashing repairs like this generally run $350 to $1,000 in San Jose. The Kingswell Way on a job like this is simple: say the price before the work, show up in the window we gave, leave the place cleaner than we found it, put the guarantee in writing, and come back if it fails.
Full Roof Replacement for a Home Heading to Market in Evergreen
[Photo placeholder: Before – patchy roof, mismatched shingle colors from previous spot repairs, one visible soft spot near the chimney.]
[Photo placeholder: After – uniform CertainTeed roof across every slope, re-flashed chimney, new pipe boots, clean gutters.]
The seller of this Evergreen home had a roof with years of mismatched spot repairs and a soft decking spot near the chimney that showed up on the buyer’s inspection. They needed the roof right, and they needed it on a schedule that let the sale close. We pulled the old shingles and the old chimney flashing, rebuilt the soft decking section, and installed a single, uniform CertainTeed roof with new pipe boots and a new ridge cap. Roof replacement for a standard San Jose single-family home typically takes 3 to 5 working days from tear-off to final inspection, priced between $13,000 and $28,000. The new roof read clean in the re-inspection, the sale closed a week later, and the buyer got a roof with a full year of documented accountability under the 365-Day Done Right Promise.
