IKO Roof Replacement in San Jose: What to Know First

IKO roof replacement in San Jose typically takes two to three days for an average single-family home, and most jobs run between $11,000 and $19,000 depending on the shingle line, decking condition, and roof pitch. We’re an independent IKO service provider, which means we work on IKO roofs every week but answer to you, not the manufacturer. If you’re reading this because your IKO shingles are curling, losing granules, or leaking, call (669) 274-0078 and we’ll give you a straight price before any work starts.

This page is for San Jose homeowners who already have IKO shingles and want to know what replacement actually involves: which IKO lines hold up here, which ones fail early, what a fair price looks like, and how to avoid paying twice. Greg Holloway, our owner, has spent nearly two decades running crews across the South Bay, including a stretch of tile re-roofs near Willow Glen that taught him exactly how much the South Bay’s hot summers and occasional heavy rains can stress a roof. We’ll walk you through it the way we’d want someone to walk us through it.

How IKO Products Fail – and How We Fix Them

Every shingle brand has its own personality. IKO’s no exception. Here’s what we actually see on San Jose roofs, line by line.

  • IKO Cambridge architectural shingles: granule loss and premature curling. Cambridge is IKO’s most common architectural line in San Jose. The failure we see most often isn’t from hail or wind. It’s granule loss along the shingle’s exposed edge, which starts as small bald spots and accelerates fast once the fiberglass mat begins showing. The cause is usually a combination of South Bay UV exposure and a manufacturing batch issue from certain years. When we replace these, we install a full new underlayment system, not just new shingles over a compromised base.
  • IKO Marathon and Nordic: sealant strip failures in the South Bay heat. These older 3-tab lines show up on homes built in the 1990s and early 2000s. The sealant strip that holds each shingle to the one below it degrades under repeated heat cycles, which San Jose gets plenty of. The first symptom is shingles that look “lifted” at the corners even on calm days. We see this constantly after a hot July. The fix is full replacement; resealing old IKO 3-tabs buys you a summer at best.
  • IKO Dynasty: nail-through issues from original installation. Dynasty is IKO’s heavier architectural line, and it’s a good shingle when installed right. The problem on some San Jose homes is original installation: nails driven too high, missing the nailing strip, or over-driven through the shingle. That’s not an IKO defect, but it causes the shingle to slip or blow off prematurely. On a Dynasty replacement, we inspect the decking carefully and ensure every nail lands where it’s supposed to.
  • Valley and ridge failures where IKO ridge caps meet field shingles. This is the one we see across every IKO line. The ridge cap shingles, which cover the peaks of the roof, crack or lift years before the field shingles fail because they’re bent over the sharpest angle on the roof and take more direct sun. Water then follows the ridge line into the attic. It’s easy to miss until it’s a ceiling stain. We replace full ridge systems on every IKO job, not just the visibly damaged sections.
  • Decking rot along eaves and valleys, hidden under old IKO shingles. This is the one that moves the price after the old shingles come off. San Jose gets long dry stretches, but when it rains, water follows the valleys and drip edges. If the original IKO install didn’t include proper drip edge flashing, the plywood underneath rots from the edge inward. We find this most often on 1970s and 1980s ranch homes in the Cambrian and Berryessa areas. We replace the rotted sections with new plywood before a single new shingle goes down.

Our IKO Roof Replacement Process

Here’s how an IKO replacement actually goes with us, from the first call to the last nail.

  1. 1
Call and inspection. You call (669) 274-0078. A live person answers every call, 24/7, including evenings and weekends. We schedule a time to inspect the roof, and we show up in the window we gave you. Greg or one of our senior crew leads walks the roof and the attic. Tell us what’s on your roof and we’ll tell you what it needs: straight answer, no guesswork.
  2. 2
Written price before any work starts. After the inspection, you get a written, line-item price. It includes shingles, underlayment, ridge caps, drip edge, flashing, decking repair if needed, and cleanup. The price you see is the price you pay. We don’t do change orders on IKO jobs unless you ask us to change something.
  3. 3
Material decision: OEM IKO or matched alternative. We carry IKO lines, and we also stock GAF, CertainTeed, Owens Corning, Atlas, Tamko, and Boral. If you want to stay with IKO, we’ll spec the current equivalent to your existing line, typically IKO Dynasty or Cambridge. If you want to compare, we’ll show you side-by-side options from the other six manufacturers. It’s your roof and your money.
  4. 4
Tear-off and decking repair. We tear off the old IKO shingles down to the deck. Every section of plywood or OSB gets inspected. Rotted or delaminated sections get replaced with new decking, and we install proper drip edge along every eave and rake. This is the step a lot of crews rush. We don’t.
  5. 5
New underlayment, shingles, and ridge system. We install a full synthetic underlayment, then the new field shingles, then a complete new ridge cap system. Every nail is placed in the manufacturer’s nailing zone. Valley flashing gets replaced, not reused. The goal is a roof that performs like a roof, not a patchwork that looks good from the street.
  6. 6
Written guarantee before we leave. Before the crew drives away, you get a written guarantee on the work. The 365-Day Done Right Promise covers you for a full year: if something isn’t done right, we come back and make it right at no charge, with documented accountability. We also leave the job site cleaner than we found it. That’s the Kingswell Way.

What IKO Roof Replacement Costs in San Jose

Here are honest numbers for IKO replacement on a typical San Jose single-family home. These ranges reflect what we’ve priced across the South Bay over the past several years.

  • IKO Cambridge architectural shingles, 1,200 to 1,800 sq ft home: $11,000 to $15,000. Mid-range architectural shingle, 30-year limited warranty, good value for most homes.
  • IKO Dynasty architectural shingles, same size home: $13,000 to $17,000. Heavier shingle, better wind rating, larger profile. The step-up many San Jose owners choose when replacing Cambridge.
  • IKO with full decking replacement (rotted plywood found after tear-off): add $4,000 to $7,000 depending on how many sheets need replacing. This is the variable we can’t see until the old shingles come off. We tell you before we replace any decking, and the written price you approved covers the base scope.
  • Steep pitch or complex roof geometry (valleys, dormers, multiple levels): add 15 to 25 percent. Steeper roofs mean more safety equipment, slower work, and more flashing detail.

What moves the price: decking condition, roof pitch, number of valleys, whether we need permits, and the shingle line you choose. A simple ranch with a clean deck comes in at the bottom of the range. A two-story with multiple valleys and decking rot lands at the top. Call (669) 274-0078 for an exact quote. Estimates are free, and the written price is in your hands before any work starts.

Why San Jose Homeowners Call Tilehurst Roofing San Jose for IKO Work

We’re a local member of the Kingswell family of roofing companies, founded in 2000. That matters for one specific reason: Kingswell built its name on doing what it says it will do, in writing, every time. Every IKO replacement starts with a written price before any work starts. Every job gets a written guarantee delivered before the crew leaves, not mailed later. If a repair or replacement fails inside the guarantee period, we return at no charge under the 365-Day Done Right Promise.

Our techs are background-checked and uniformed, so you know exactly who is on your roof. We answer the phone with a live person, 24 hours a day, 7 days a week. No voicemail, no callback queue, no waiting until Monday. And because we work with seven manufacturers, including GAF, Owens Corning, CertainTeed, Atlas, Tamko, and Boral, we can show you options if IKO isn’t the right fit for your home’s next roof. That’s the difference between a contractor who sells one brand and a roofer who sells you the right roof.
